The significant growth in mortgage activity in Dubai during the first half of 2026 reflects a qualitative shift in the emirate’s real estate market. The market is becoming increasingly mature, with investment decisions driven not only by purchasing power, but also by the efficient management and allocation of capital.

In the past, mortgage financing was often perceived as an option primarily used by buyers who did not have sufficient liquidity to purchase a property outright. Today, that perception is changing. An increasing number of investors, including those with the financial capacity to pay in cash, are choosing bank financing as a strategic tool to preserve liquidity and diversify their investments across multiple assets.

This shift reflects a more sophisticated approach to real estate investment. Rather than committing a large amount of capital to a single property, investors are increasingly considering how financing can help them maintain liquidity, manage risk and potentially expand their investment portfolios.

Dubai’s continued population growth has also contributed to rising demand for mortgage financing. A More Selective Market in the Second Half of 2026

Looking ahead to the second half of 2026, Dubai’s real estate market is expected to maintain its positive momentum, although at a more balanced and sustainable pace.

The focus is likely to shift further from sales volume to asset quality, investment returns and long-term value. With new projects entering the market and competition among developers intensifying, buyers are expected to become increasingly selective.

Location, construction quality, developer reputation, community infrastructure and expected returns will play a greater role in purchasing decisions. The market is therefore moving toward a phase in which simply launching a new project or offering an attractive payment plan may no longer be sufficient. Buyers will increasingly demand genuine value.

While concerns about rising supply in certain areas remain part of the market discussion, underlying demand continues to be supported by strong economic and demographic fundamentals. Dubai’s ability to attract new residents, businesses and international capital provides a substantial base of genuine demand, allowing the market to absorb a significant portion of the new supply.

From Purchasing Power to Capital Efficiency

Perhaps the most important development is what the rise in mortgage activity represents beyond the numbers themselves. Higher mortgage volumes can be viewed as an indicator of confidence in the market, but they also reflect a broader evolution in investment culture.

Real estate investors are increasingly thinking like portfolio managers: assessing leverage, liquidity, diversification and expected returns rather than simply asking whether they can afford to purchase a property in cash.

This represents a move toward a more institutional and sophisticated approach to real estate investment—one in which capital efficiency becomes just as important as purchasing power.

As Dubai continues to strengthen its position as a global investment destination, this evolution in investor behaviour could become one of the key factors supporting the long-term sustainability of its real estate market.

The story of Dubai’s property market in 2026, therefore, is not simply about higher transactions or increased mortgage volumes. It is about a market that is becoming more sophisticated, more selective and increasingly driven by strategic capital allocation—further reinforcing Dubai’s position as one of the world’s most attractive and resilient real estate markets.
