Aldar to begin enabling work on $27bln Marsa Al Saadiyat in Q3 2026

The development will be home to over 58,000 residents

Site enabling and infrastructure works to commence on the Marsa Al Saadiyat, the final phase of Saadiyat Island, in the third quarter of 2026, Aldar said in a statement.

The mega project, which has a gross development value of 100 billion UAE dirhams ($27.23 billion), will be home to over 58,000 residents. It will have a 350-berth marina, the largest in the emirate, 5.6 km of beach, 140 km of interconnected walking paths and a 46 km cycling loop.

Marsa Al Saadiyat will connect directly to both Umm Yifeenah Island and Reem Island via a series of new roads and tunnels. It will also be connected by a bridge to a new island being developed by Aldar off the coast of Saadiyat Island.

The project will have an Etihad Rail underground high-speed rail station, the statement said.

Aldar is targeting an Estidama 2 Pearl rating for the Marsa Al Saadiyat masterplan.

No details were given on when the new development will be completed.
