Dubai’s ready residential property sales jump nearly 20% to reach highest monthly level since regional tensions began, says Cavendish Maxwell

Total off-plan and ready home sales values top AED247 billion from January to July 2026

Sales of ready homes in Dubai jumped almost 20% in July 2026 to reach their highest monthly level since February, says leading real estate advisory and property consultancy, Cavendish Maxwell.

More than 3,400 ready residential properties, with a sales value of AED9 billion were purchased in July, compared to around 2,870 sales worth AED7.5 billion in June. Total ready and off-plan sales in July approached 12,860, with sales worth AED26.1 billion, the company said.

New insight from Cavendish Maxwell reveals that Dubai’s total off-plan and ready home sales values topped AED247.2 billion across 92,130 transactions from January to July 2026 – a drop of 21% and 17% respectively on the same period last year.

The off-plan sector continues to dominate residential sales, consistently accounting for around 74% of monthly transactions so far this year.

Ronan Arthur, Director, Head of Residential Valuation at Cavendish Maxwell: “The market rebound that we saw in June has also been reflected in July’s figures, indicating a continuation of the more measured market conditions that have emerged this year. While residential sales activity improved modestly from June, supported by the ready market, overall transactions remained lower than a year earlier as the market continues to transition following an extended period of exceptional activity.”
